From Colorado to the Carolinas — a practical playbook for relocating buyers who can't fly in for every showing.

Roughly a third of my buyers are relocating from out of state — Colorado, California, New York, Florida. They can't fly in every weekend, and they shouldn't have to.

Step one is a tight pre-shopping conversation: lifestyle, school priorities, commute tolerance, and whether you're chasing the mountains, the Triangle, or the coast. NC is huge — narrowing the geography saves months.

Step two is video. I walk every shortlisted home on FaceTime, narrate what the photos hide, and check the things that matter most to your situation. By the time you fly in, we're touring 3-5 finalists, not 30 maybes.

Step three is negotiation. Out-of-state buyers are often assumed to have less leverage. That's only true if your agent lets it be. On my last relocation deal, we negotiated a $90,000 reduction off list — sight-unseen day one.
